TERMS & CONDITIONS
Note before booking

These Terms & conditions apply to your holiday when booked directly with us.
If you book through our agent’s website T&C’s may vary. You will be/have been referred to them at the time of booking.

We do not at this time accept children under 16.

We do not accept any pets at the property.

The property is on a narrow gravel drive with a sharp bend and must be approached slowly and with care. Long cars may have difficulty.
-
The few neighbours have vehicle and pedestrian access on the drive between the cottage and its private garden.
-
It is a period cottage with a small hall and landing and steeper than normal staircase making it unsuitable for people with limited mobility or impaired vision.
-
The Cathedral clock chimes can be heard all day and bell ringing practice is on Wednesday evenings between 8pm – 9pm.

For between 7 and 14 night stays (& rare agreed instances of 21 nights) we require access mid stay which would be agreed between ourselves and guests to change bedding and towels and attend to anything else necessary.

We reserve the right to request a good housekeeping deposit for Christmas and New Year bookings. Where such a deposit is payable a request for this payment will be notified at the time of booking.

THE CONTRACT

Is between

The customer, who is making the booking, who is 25 years of age or over and who agrees to take responsibility for the members of the party and any visitors and

The owners of Skell gardens Cottage, Neill Clayton and Sheila Webb of 10, Canalside, Dallamires Lane, Ripon, North Yorkshire HG4 1TT

The contract commences

When a non refundable 25% deposit (or if less than 8 weeks before the booked date of arrival, the full cost) has been paid into the owners bank account and a written confirmation has been issued by the owners. Bank account details will be given to the customer at the time of booking.

At booking

The customer must give their full name and address, email and contact telephone numbers and names and approximate ages of other members of the party and the nationality of all persons.

The customer must identify any health or mobility issues affecting any member of their party.
Period of hire

The customer must give their full name and address, email and contact telephone numbers and names and approximate ages of other members of the party and the nationality of all persons.

Rentals commence on the date booked (your day of arrival) at 3pm unless otherwise notified and end at 10am on the booked day of departure.

Cancellations

The owners reserve the right to cancel the contract when:
-
When circumstances arise outside the control of the owners, making the property unsuitable to let.

When essential remedial or repair work makes the property unsuitable to let.

If any members of the party fail to adhere to these terms and conditions at any time during their stay.

Where any error has arisen regarding availability.
-
If the owners cancel, they will refund any money paid but will accept no further liability.

If the customer cancels the contract 8 weeks or more prior to arrival, the deposit only will be lost. If the customer cancels after paying the full cost, the owners will re- advertise the property and if successful in re – letting for the same length of time or longer will refund the balance to the customer; otherwise the full cost will be lost. Cancellations must be in writing (email counts).

THE CUSTOMER IS STRONGLY ADVISED TO TAKE OUT TRAVEL/CANCELLATION INSURANCE TO COVER THIS AND OTHER EVENTUALITIES.

Restrictions

Smoking and vaping is not allowed inside any part of the property.

Candles, lanterns, fireworks, gas bottles are not allowed on the property.

Improper use. The customer must not use the property or allow it to be used for parties, social gatherings, illegal, noisy, antisocial, offensive or dangerous activities or cause annoyance to the neighbours.

Children under 16 are not accepted. This includes infants & babies.

Pets are not accepted.
-
Summerhouse is not to be used for overnight stays.

Rooms: we do not permit the re-configuring of room layout and movement of furniture apart from smaller dining chairs and coffee tables.

Hair dyes and bleach Please do not use hair dyes or coloured shampoo as this can permanently discolour sanitary ware and tiles.

No bleach please this will ruin chrome fittings
The owners provide

The property for use as Holiday Accommodation only, for a maximum of 4 adults only from 3pm on the day of arrival to 10am on the day of departure.

There are no extra charges for bed linen, towels, gas, electricity or water.

Internet Wi -fi is provided as a complementary service and no liability will be accepted for quality of service or loss of connection. By using our internet connection you agree not to undertake any illegal activity.

In the event of a failure of heating or the supply of gas, water or electricity, the owners will endeavour to fix the problem as soon as possible and to provide alternatives if possible but will not accept any further liability.

The owners reserve the right to enter the property at any time and for any reason (This right would only be exercised under exceptional circumstances and where possible the guests would be advised in advance.

Damages and breakages

The customer undertakes to look after the property and to hand it back in the same condition, state of repair and cleanliness as at the beginning of the stay.

The customer must tell the owner immediately of any breakage, damage or loss.

The owner reserves the right to charge for any replacement, repair or extra cleaning costs.

Complaints

The owners take great care to make sure there is no cause for complaint but if the customer has any concerns they must inform the owners immediately and the owners will endeavour to put matters right.

Complaints not made at the time will not be entertained.

Liability

Whilst we endeavour to ensure that the property is safe in all respects for use as a holiday home we cannot be held responsible for any damage caused to guests property or persons whilst staying at our cottage unless it is as a result of our negligence, that of an agent or contractor.

The guests vehicles, bicycles or any possessions kept in the property, summerhouse or outside the property are their own responsibility and we cannot be held responsible for any loss or damage to them.

Travel insurance is recommended as mentioned in the cancellations section.

DATA PROTECTION

Your personal information will only be used by us for core business purposes and to comply with the law (eg. to administer your booking and for our accounts for tax purposes). Your information will not be passed on to a third party.
